Sachverständigenleistungen dienen der fundierten, unabhängigen Bewertung von Bauschäden.
Sie kommen immer dann zum Einsatz, wenn eine einfache Ersteinschätzung nicht mehr ausreicht und eine nachvollziehbare fachtechnische Beurteilung erforderlich ist.

Kurzgutachten

Das Kurzgutachten bietet eine schriftliche, strukturierte Bewertung eines Schadensbildes.
Es eignet sich zur Klärung technischer Fragestellungen und zur Vorbereitung weiterer Entscheidungen.

Leistungsumfang:

• Schriftliches Gutachten

• Darstellung der Feststellungen

• Fachtechnische Bewertung nach a. R. d. T.

• Fotodokumentation

• Empfehlung zur weiteren Vorgehensweise bzw. Sanierung

Honorarrahmen:
ab 1.500 € zzgl. MwSt.

Schadensgutachten mittleren Umfangs

Schadensgutachten mittleren Umfangs werden erstellt, wenn mehrere Schadensbilder oder komplexere bauliche Zusammenhänge vorliegen.

Leistungsumfang:

• Umfangreiche Feststellungen

• Bewertung mehrerer Schäden

• Vergleich mit einschlägigen Normen und Regelwerken

• Dokumentation, Bilder, ggf. ergänzende Messungen

Honorarrahmen:
ca. 2.500 € – 4.000 € zzgl. MwSt.

Umfangreiche / komplexe Gutachten

Umfangreiche Gutachten kommen bei komplexen Schadenslagen, mehreren Bauteilen oder erhöhtem Untersuchungs- und Dokumentationsaufwand zum Einsatz.

Leistungsumfang:

• Tiefgehende technische Analyse

• Bewertung komplexer Schadensursachen

• Ggf. mehrere Vor-Ort-Termine

• Umfassende Dokumentation und Auswertung

Honorar:
individuell nach Aufwand

Prüfung von Angeboten & Sanierungskonzepten

Die fachliche Prüfung von Angeboten und Sanierungskonzepten dient der Plausibilitätskontrolle und technischen Bewertung geplanter Maßnahmen.

Leistungsumfang:

• Technische Prüfung von Angeboten

• Bewertung von Sanierungskonzepten

• Vergleich mit Regelwerken und a. R. d. T.

• Schriftliche fachliche Stellungnahme

Honorarrahmen:
ca. 2.500 € – 4.000 € zzgl. MwSt.

Hinweis:
Diese Leistung ersetzt kein vollständiges Schadensgutachten.

Baubegleitung & Qualitätssicherung

Im Rahmen der Baubegleitung wird die fachgerechte Ausführung von Sanierungs- oder Bauarbeiten überprüft und dokumentiert.

Leistungsumfang:

• Kontrolle der Ausführung vor Ort

• Mängelbewertung

• Abstimmung mit Firmen, WEG oder Verwaltung

• Kurze schriftliche Dokumentation

Honorarrahmen:
300 € – 600 € pro Termin

Kurzgutachten bieten eine schnelle Einschätzung kleinerer Schäden an Gebäuden.

Wann ist ein Sachverständigengutachten sinnvoll?

Je nach Art und Umfang kann ein Gutachten auch für rechtliche Auseinandersetzungen herangezogen werden. Dies wird im Vorfeld abgestimmt.

Wenn eine einfache Einschätzung nicht mehr ausreicht und technische, rechtliche oder wirtschaftliche Entscheidungen auf einer fundierten Bewertung basieren sollen.

Messungen erfolgen nur, wenn sie für die fachliche Bewertung erforderlich sind und werden gesondert abgestimmt.
